Housing Market Update in Seville Gilbert - February 2022 - Seville Market Update
Hello, this is Merrill Jencks with the Big Helper Real Estate Group coming at you on February 1st, 2022 with an update regarding the housing market in the neighborhood of Seville for Gilbert Arizona. I'm going to go ahead and just jump right in and share my screen with you here and show you directly from the MLS what we're looking at.
So, right now in Seville we only have 2 active listings in the whole neighborhood the cheapest one is $980,000 the other one just came back on the market at 1.55, and both really really beautiful fantastic looking homes so if you're interested in either of these or you have any friends or family who might be interested in taking a look at either of these please let us know but let's dive in the exciting part well only two active listings, of course, is exciting for the homeowners which I suspect you probably are if you're seeing this video you own a home in the neighborhood but there are 20 that are pending so significantly more homes that are already under contract ranging the cheapest from $360,000 all the way up to $1.6 million and you know so we will expect most of these homes to close over the next 30 days.
So one important thing I'm about to go over is the data of the homes that have sold in the past 30 days but before I do that I want to let you know the average price of all these are all 20 of these pending listings. The average list price anyway is $732,525 the reason why that's important is that well I'll just let me just go in and change the data and you're going to see why it's important so if we change this to look at the listings that have sold in the neighborhood in the past 30 days there have been only been 9 that have sold in the past 30 days ranging from $456,000 up to st ribbon at 1.65 million
Now, the average price of these homes that have sold in the past 30 days was $631,9117 compared to the average list price of only $615,000 I don't know why it's not letting me highlight that there we go six hundred and fifteen thousand so on average homes were selling almost 2% above the list price so that average is expected to rise significantly once all these pending listings close because let's just assume that they all sold on average for full price not even above then then we'll see an average sales price closer to the 730,000 range within the next 30 days or so but i'm sure it just has to do with a small sample size some of the homes that have sold in the neighborhood over the past 30 days mostly small are mostly below 2000 or slightly above 2,000 square feet and so you know again we do expect that to rise the average days on market for these homes that have sold in the past 30 days was only to give that a little bit of perspective the average days on market for a home in the whole Phoenix metro area as a whole right now is 36 days so on average homes in the neighborhood are selling about 10 days faster than the market as a whole the month's supply of inventory is only 0.22 with only two active listings. The market as a whole saw an average sales price increase of about 22 from January 2021 to January of 2022 so if you are curious maybe you would like to know what the new value of your home is because it most certainly is…
