Gain An Edge and Win Against All of The Other Sellers By Having Excellent Marketing!
The market is so hot right now why do you even need to bother with nice marketing and nice photos like isn't your house just gonna sell itself.
That's one of the most common questions and comments that I have been getting in the current market. Is just like you know why bother with the fancy professional photos and twilight photos and aerial photos and community photos like the market's on fire there's a million buyers out there that want my house so why don't I just you know snap a bunch of cell phone pictures and put them out there and and people are gonna buy it anyway my answer to that is that you're partially right, buyers will buy it anyway you can do crappy marketing on your house and you can put it out there for sale and buyers are still going to buy it however you are not going to get the best possible price for your house let me explain, all buyers are starting their home search online right you don't just drive around you know and look for signs in the yard and be like oh here's a house let's go look at that people are on Zillow they're on Realtor.com they're on Redfin you know what whatever these home search websites that everyone likes to use or their own realtor site they're getting on there they're looking at the homes that catch their attention and then the homes that catch their intention those are the ones that they're gonna go look at.
Okay, so if you just do normal photos then you'll probably catch the attention of five or six buyers who are looking very specifically for a home just like yours and they might still come and look at it but if you make the home stand out versus the competition the marketing is way nicer the photos are way nicer see i'm sure you've looked around online and and looked at a home that has either bad photos or more commonly mediocre photos everyone likes to talk about the houses with horrible photos where you know some guy is standing there taking pictures and he's not wearing pants or something like that you know you've probably seen some funny stuff on social media or at least I have that people like to make fun of is terrible horrible photos but what I see a lot more common is mediocre photos right and if you're looking around online at a house with mediocre photos you're not gonna feel like the house has bad photos necessarily you're just to feel like the house is kind of dark and it's and it doesn't feel very bright and open I want an open floor plan and it's not going to feel inviting and you're not going to feel excited about it so you might decide to go look at it because it checks the boxes right it's got four bedrooms two bathrooms and a three-car garage or whatever it is that's in your search parameters but if the home really grabs your attention you might even be willing to dismiss the fact that it's only a two-car garage instead of a three-car garage because it looks so incredible the backyard of the kitchen is so nice that you just could really see yourself living there that you want to go check it out you know recently of course the market has been on fire recently we've been having a number of listings that sold significantly above what the comps said the home was worth even given the conditions of the market because we got 15 17 12 offers on the home and that's what we're aiming to do we don't want to just sell your house to any old person for a basic price we want to get multiple offers get a make a bidding war going and put every dime in your pocket as possible you.
